Westermill Farm Cottage Rental Terms and Conditions
Please Note: All bookings made using the online booking system are provisional until confirmed by Westermill Farm.
When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.
Arrival and Departure
Cottage rentals are usually from Saturday afternoon to Saturday morning of the following week, although short breaks are available at various times of the year. In order to prepare the cottages between clients, we ask that you arrive after 3:30 PM and leave by 10:00 AM on your departure – changes to these times are possible by prior arrangement.
- A non-refundable deposit of 25% of the full amount is required in order to make a booking.
- This deposit is due 7 days from the date on which the booking is made.
Payment of Balance
This balance is due 6 weeks before the holiday date.

Failure to complete the balance of payment by the due date may result in the disruption or cancellation of your visit.
Cancellations by the client
If you have to cancel please inform us immediately and we will endeavour to re-let the cottage(s). If this is not possible, all monies which have been paid or are due will be forfeit.
CANCELLATION PROTECTION INSURANCE is strongly recommended.

Interruption of Service by Westermill Farm
In the extremely unlikely event of your cottage(s) becoming unavailable due to circumstances beyond our control, every effort will be made to provide an alternative cottage or cottages at Westermill Farm or a complete refund of all monies paid, including deposit, will be made.
Numbers in Party
The number of persons and pets occupying the cottages must not exceed that stated on the Booking Form, unless previously agreed with the Edwards family.
Condition of the Cottage
The cottage should be left in the same clean and orderly condition in which you found it. Your attention in this regard is much appreciated.
Westermill Farm represents a great educational opportunity for children and we recognize their desire to explore it. However, farms can be dangerous places and as we have no way of evaluating the maturity and responsibility of your children we expect you to accept the responsibility of ensuring that your children act with due caution and consideration wherever they are on Westermill. Children should always have appropriate supervision while on the farm.
Well behaved, fully house-trained pets are welcome, but must not be allowed on the furniture or left unattended in the cottage. Please do not let them foul the cottage fields. Please bring your own pet’s bed, dishes and towel.
Grazing is normally available for visiting horses, but the Edwards family reserve the right to withdraw grazing when necessary to preserve the condition of the fields.
All the cottages have wood burners except Holly. Wood is available from the farm’s wood stores all year round. Our wood is harvested in an environmentally sustainable programme. Open flame always represents a hazard and we urge you to exercise due care and attention when using the wood burners. Any and all damage caused by the use of the wood burners shall be the client’s responsibility.
Charges for Damage
The Edwards family reserve the right to charge for any non-trivial damage howsoever caused.
Right of Access
The Edwards family reserve the right to have access to the cottages at all reasonable times, with prior notice whenever possible.
Responsibility for Client’s Property
The Edwards family cannot accept responsibility for personal injury to clients or their guests, loss or damage to client’s personal property including damage to vehicles, horse boxes or trailers parked at Westermill Farm.
The Edwards family endeavour to maintain high standards of comfort and cleanliness at all times. The client must therefore undertake to keep all furniture, fittings and effects in the same good condition as they were found. The Cottage(s) must be left as clean and tidy upon departure as you found them upon arrival. If we have to provide additional cleaning services a fee could be charged.
You agree that you are fully responsible for your activities whilst using this internet service and that the provision of this service is a privilege and not a right. You also agree not to engage in any unlawful or prohibited activity and that you respect privacy and security of other users. You also understand that we do not guarantee privacy, security or access.
Additional details on what to bring for the Cottage
- All the cottages have linen provided: these are all changed between tenants.
- Towels are not provided but we do supply oven cloth, tea towel and dish cloths.
Cots and High Chairs
- These are available, please advise us in advance if needed.
To add to your enjoyment we recommend you bring a torch, binoculars and Wellington Boots.
We have a small shop on site open from Spring bank holiday, selling milk and bread and other basic essentials.
